Whether you’ve starting thinking about buying a house or are ready to make an offer, CHFA’s free homebuyer education workshops can make this complicated process easier to understand. Our classes will teach you how to make informed decisions as you buy your first home. CHFA also offers courses that will teach you how to budget your finances effectively and how to avoid financial pitfalls once you become a homeowner.
Classes are offered on weekday evenings and Saturdays throughout the State by CHFA Participating - HUD Approved Counselors; some agencies offer virtual workshops, and some agencies offer workshops in Spanish.

One of the following Homebuyer Education Workshops is required for anyone obtaining a CHFA loan.
Pre-Purchase Homebuyer Education: Required for those obtaining the Homeownership Program (for residents of public housing) or the Home of Your Own Program (for disabled applicants or household member).
(Pre-Purchase Homebuyer Education meets the requirements for all other CHFA Programs)

Pre-Closing Homebuyer Education (In Person or Online): Meets the requirements for all other CHFA Programs except the Homeownership Program (for residents of public housing) or the Home Of Your Own Program (for disabled applicants or household member).
Pre-Closing Homebuyer Education Workshop
You will learn about the closing process, budget planning, home maintenance and foreclosure prevention as part of this course. At least one CHFA loan applicant is required to attend this course unless they’ve completed the Pre-Purchase class within the past 12 months.
This class is only offered to applicants who currently have a CHFA loan Reservation in process.
Applicants who complete this course will be provided with a Certificate of Completion to satisfy the education requirement of their CHFA mortgage loan financing.

Pre-Purchase Homebuyer Education Workshop
This comprehensive course will teach you what it takes to become a successful homeowner, from seeking pre-approval for a mortgage to making an offer, to the closing process. Individual One-on-One counseling sessions are also available as part of this class.
This course is highly recommended to any potential homebuyer who is considering the purchase of their first home, and is offered free of charge to anyone residing in the state of Connecticut.
Applicants who complete this course will be provided with a Certificate of Completion to satisfy the education requirement of their CHFA mortgage loan financing.

Landlord Education Workshop
(Required, in addition to one of the above classes, for any homebuyer purchasing a 2-4 unit property)
In addition to participating in a Pre-Closing or Pre-Purchase course, the Landlord Education Workshop is required for CHFA loan applicants purchasing a two-to-four family home. CHFA loan applicants will learn about the importance of finding reliable tenants, maintaining the value of their property, and a broad overview of the responsibilities that come with being a landlord and owning a multifamily home.
Any potential homebuyer may enroll, and this course is also open to existing landlords who would like to learn more about property management.
Applicants who complete this course will be provided with a Certificate of Completion to satisfy the CHFA education requirement for applicants purchasing a 2-4 unit property.

Financial Fitness Education Workshop
This workshop provides an overview of basic personal finance skills; budget planning; setting and achieving financial goals; financial decision-making and spending; saving and investing, money management; understanding how to use credit wisely and the importance of monitoring your credit.
Any potential homebuyer or current homeowner who would like to enhance their knowledge and gain a better understanding of how to manage personal finances may enroll in this course.

Financial Coaching
This free service is available to any individual seeking financial stability through individual financial coaching sessions. The coaching objective is to help households create healthy financial habits ranging from day-to-day money management, credit repair, to planning for longer-term goals. In addition, financial coaches will help the client identify problem areas or challenges in the individual’s finances and develop strategies to overcome them.
Rental Workshop
This workshop is offered free of charge to tenants residing in the state of Connecticut. The course provides an in-depth overview on the rental process, identifying housing needs, tenant-landlord rights and responsibilities, eviction prevention, and other general housing issues. Individual One-on-One counseling sessions are also available as part of this workshop.
Any Connecticut resident who would like to enhance their knowledge and gain a better understanding of the rental process may enroll in this course.
